Missing Rentcharge Owner
The Missing Rentcharge Owner indemnity policy provides cover when, in relation to residential and/or commercial premises, the rentcharge owner is missing and you are unable to obtain clear rentcharge receipts at the date of purchase. The rentcharge owner may subsequently reappear and make a claim against the property owner.

Key Features and Benefits
If the rentcharge owner claims for:
- past and future rentcharge payments
- unknown breaches of rentcharge covenants either before or after the commencement of cover
and/or exercises a consequent right of re-entry into the property as a direct result of:
- the seller failing to produce clear rentcharge receipts due to the absence of the rentcharge owner
- any unknown matter adversely affecting the property owner’s interest in the property contained within a missing rentcharge instrument,
the policy provides cover for the following, up to your selected limit of indemnity (not exceeding £2.5 million*):
The policy does not cover loss arising from rentcharge instruments effected after 1977, or from
rentcharge instruments available at the commencement date of cover which contain positive covenants by the rentcharge owner regarding the provision of services or the carrying out of maintenance for the benefit of the property.
The policy automatically covers subsequent owners of the property and mortgage lenders, and remains in force from the day you issue it without any time limit.
